What Are the Different Types of Asbestos Surveys and When Do You Need One?

Because of the substantial risk that asbestos materials provide when disturbed, each asbestos survey is required by law. A building may
require one of two types of asbestos studies, or both, depending on the facility’s intended use and any planned work.

A Survey on Asbestos Management

As the name implies, this is the first and most common type of asbestos survey. It is used to control asbestos. This is so that the building
user is informed of where asbestos is most likely to be found and in what condition it is. As a result, it can be determined whether the
asbestos is deteriorating and whether intervention is required.

During regular occupation, the asbestos management survey is usually just a visual assessment, pointing out the condition and potential
risks. It accomplishes this with only minor sampling and intrusive labour. Without taking samples and knowing for sure, asbestos
surveyors may assume that some materials contain asbestos.

When Should an Asbestos Management Survey Be Conducted?

During normal occupation of a building, asbestos management surveys should be carried out. It is compulsory on all non-domestic
structures and shared sections of domestic structures constructed before the year 2000. Although private properties built before this
period may contain asbestos, there is no legal requirement to conduct an asbestos management survey.

Asbestos Survey for Refurbishment and Demolition

Asbestos-containing materials are more likely to be disturbed during construction. When the materials are disturbed, fibres are released,
and the fibres can be devastating to your lungs. When there is construction work planned, such as refurbishment, maintenance that will
disturb existing building materials, demolition, extensions, and a variety of other construction activities, a refurbishment demolition survey
is required.

The renovation and demolition survey is significantly more extensive than the management survey. This form of asbestos survey is very
intrusive, and the building will almost always have to be vacated in order to take extensive samples. The samples are then examined in a
lab so that construction workers know exactly what they’re up against and can take the necessary safeguards.

When Should a Refurbishment and Demolition Survey Be Conducted?

Before any building work is done, asbestos surveying for restoration and demolition is required. This must be performed on any building
constructed before the year 2000, regardless of whether it is used for residential or commercial purposes. The only exception is if you
have proof that there is no asbestos present or that it has been removed earlier.

Regardless of the type of asbestos survey you require, make sure it is carried out by professionally qualified asbestos surveyors who follow prescribed health and safety guidelines.
